We are getting so close to finalizing renovations and I honestly can’t believe how quickly everything has happened! We purchased the home in February and we plan to move in at the beginning of May!
We have been lucky enough to be out of the house during the renovation and, although we haven’t had a contractor, we have been very blessed to have referrals for every next step.
Although we didn’t have many people planned to help at the beginning of the renovation, our demo guy knew a drywall guy and the drywall guy knew a stucco guy and the stucco guy knew a tile guy and so on.
We have learned so much about DIY throughout this process and look forward to our next fixer upper!
And gosh, there have been a few difficulties that I didn’t expect on this journey and one of them is choosing lights! There are so, so many options and styles and because I don’t have the ability to lay it out beforehand, some of it is a guessing game.
If I’m honest, it’s very intimidating to choose these lights without floors or home decor in the house yet, so I’m just hoping it all comes out as I’ve planned!
So, with that said, I wanted to share our lighting choices with you!
We chose some modern semi-flush lights and mid-century chandeliers to complete the spaces. I still need to choose our bedroom, living room and entryway lights, but I’m celebrating that most decisions are made!

I love this flush mount light! I will say that I did expect the brass to show more, but you can’t really see it. It is still a great size for the price, so we are keeping it and just plan to add a little bit of color to the hallway walls and floor with some rugs.

I’m pretty much obsessed with this light. We put it in my in-law’s home when we helped them remodel and I’ve wanted it in our house ever since. It’s under $70 and has a fun, modern style and color.

I looked at a LOT of outdoor lights and these are by far my favorite. They were much more affordable than many others I looked at and they are high quality. We mounted 3 in our front yard (two on the sides of our garage and one near our front door.) We are very happy with them!
If you haven’t already noticed, I really love Wayfair. They even offered me a Business Professional account because I shop there so much (ha!).
About 80% of my purchases for our home were made here. I love their prices and their products are amazing. Target, Joss & Main, CB2 and Overstock are some other favorites!

I’ve always wanted to put sconces in my master bath, so when Jesse agreed to re-route the electrical so that we could do it, I jumped online to find the perfect bathroom sconces! Our master bath will have marble tile in the shower, a black vanity with a marble top, brass hardware and finishes and black mirrors.

These kitchen island pendants are the lights that I’m most excited about! I am dying for the kitchen to be finished so that we can hang these pretty things up. The West Elm product (linked) is much more affordable than the Pottery Barn lights and just as pretty. We got three of the Medium size pendants and they will fit perfectly over our island.

We don’t have high ceilings in our house, so we have had to take that into consideration with all of our lighting decisions. We kept this house relatively modern with a few mid-century & boho additions. We can’t wait for you to see the finished product!

You picked out some really sharp looks! I used to work a lot with real estate investors and they pretty much all said the biggest difference you can do to spruce up a home is to modernize the light fixtures.
Nice list you have here. I like the fact that they also look great and have that modern touch. We might look on having some of them not exactly but similar soon at home.

I have that flush mount light that you list first and I REALLY love it. I actually plan to buy a few more because they’re so understated but still special. When we moved into our new house I immediately wanted to replace all the fixtures bc it makes SUCH a difference!
